This ranch is located in the rolling hills east of Hamilton and has county road frontage. The property has a number of outstanding live oak motts, mesquite and redberry cedar. Crystal clear Fornash Creek crosses the place for about a quarter mile. The creek area is heavily wooded with large live oak, sycamore and willow. Three stock tanks, a water well, and three small spring fed creeks, which run in wetter months, provide water for livestock, deer, turkey, dove and quail. In addition to being a very pretty place, this ranch has an excellent turf of climax grasses and forbs which makes it good for cattle grazing and wildlife habitat. Sale is for surface only. Terrain:
The terrain is rolling with elevations ranging from a high of over 1,100' above msl on a ridge which traverses the property to a low of about 970' above msl along
Farnash Creek which crosses the southeastern boundary. About 60% of the drainage is to Fornash Creek on the southeast with about 40% draining to other drainages to the northeast and to the east. Location:
This ranch lies about 7 miles east-southeast of Hamilton on CR. 303, a gravel county road. To reach the property, one would drive about 4 miles east of Hamilton on Texas Hwy. 22, then (right) southeast on CR 301 for about 3 miles, then right on
CR 303 for about one mile. The property may also be reached by driving east on Texas Hwy 36 for about 10 miles then left (right) on CR 303 for about 3 miles. Closest City:

The property has 1,324.8 feet of frontage on the south side of CR 303. Trees:
About 2/3 of the place has light to moderate mesquite tree cover, and
about 1/3 of the place has light to moderate redberry cedar cover. There are scattered live oak motts (some of these motts are large) and post oak. Along Fornash Creek are many live oak, elm and sycamore trees. Wildlife:
This area has excellent bobwhite quail habitat. In the past there has been fairly good quail population. With proper quail management the quail population could thrive. There are also whitetail deer and a good number of doves. In Fornash
Creek and the stock tanks at times there are some smaller perch and bass. Utilities:
Power supplied by Hamilton County Electric Coop. Electric is on the property on the east fence about 300 feet southeast of CR 303 (in the northeast corner). Buried Sprint telephone cable is also along CR 303. Water:
There are two water wells on the property. A new Trinity strata well was drilled near CR 303 in September 2008 to 500 feet. It is cased to total depth with 4 ˝" pvc
pipe with 40' of perforations. It tested 51 gallons per minute with excellent quality water. The static water level is 385' and the pump is set at 450'. It is equipped with
a 2 hp, 220 single phase submersible pump and a pressure tank. The well was drilled for cattle water; but, could easily be piped to a residential building site on a hill near one of the live oak motts. Another well located in the northwestern part of the property equipped with an old windmill. According to the local water well
man, this well is 279 feet deep (Poluxi strata) with the static water level at 237 feet. The Poluxi strata is known to be a weak strata for water production. The windmill equipped well is seldom used. There is a pictorial rock tank reservoir (in need of
repair) by the water well near the old homestead and the west fence. Four stock tanks filled by rain runoff (one supplemented by the windmill) are scattered around
the property. In the southeast corner of the property, Fornash Creek crosses for about 1/4 mile.
Fornash Creek runs in normal rainfall; however, in times of drought, it may dry up to potholes. One of the potholes seems to be spring fed. Two springs located near Fornash Creek flow in wetter times into the creek and two more small spring fed creeks which run in wetter times. Improvements:
On CR 303 are two new set-back entrances, each constructed of pipe and welded wire with double gates. Each of these two entrances has a caliche ranch road which leads across a small field, through a large live oak mot and across a low area to a number of ranch roads which give access to most of the ranch. The property is perimeter fenced on all sides with about 1.75 miles of newer fencing.
The balance is mostly in good condition constructed of 5 barbed wires on pipe posts and metal T posts. The short stretch of fence which forms an L in the southeast
corner on the east side crossing Fornash Creek is an older fence which washes out from time to time. Minerals:
The owners own some of the minerals and at the asking price are offering to convey 25% of 100% of the mineral estate. That is 25% of the executive rights, 25% of the rights to receive bonuses and 25% of the royalty under this property. There is no oil and gas lease on the property and no known production in the immediate area. Grasses:
The ranch has an excellent turf, covered with good stands of sideoats grama, little bluestem, silver bluestem, Texas cupgrass, buffalo grass, curly mesquite grass, Indian grass, King Ranch bluestem and hairy grama. In some areas a fair amount of common ragweed and broomweed grow (good for quail). Taxes:
The ranch is taxed “Ag. Use valuation”. The 2008 Total Market Value
appraisal on 820.184 acres totals $2,050,460, or, $2,500 per acre for the property. The 2008 ad valorem taxes total $1,201.72, or about $1.465 per acre. The
property all lies in the Hamilton I. S. D. Soil:
The soils are mostly clay loam and productive with a moderate amount of rocky limestone outcroppings on the hillsides. These out croppings add to the soil stability and natural beauty. Leases:
It is currently under lease for grazing to a cattleman who runs about 42 head of mother cows on this 820 acres. The grazing lease has a 60 days to vacate “subject to prior sale clause.” Ranching:
